We Have purchased the above listed property from the Department of HUD.
HUD sells their properties strictly AS IS, and it is the buyer's responsibility to obtain the Smoke Detector Certification
and the Certificate of Occupancy, when required.
We are not permitted to do repairs to the property or turn on the utilities until after closing. Our contractor or we will complete any repairs required from your office on the above-mentioned property, after closing.
We understand that no one can occupy or renovate this property until the necessary repairs for certifications are completed, inspected by an above listed official with-in 7 days after settlement, and all required certifications are issued to us.
We understand that if occupancy and/or other renovations occur before the Smoke Detector Certification / Certificate of Occupancy is issued or failure to notify for reinspection occur, we are subject to a court hearing and or a fine.
Smoke Detectors will be installed prior to closing for your inspection.
